Buying land to build on is very different from buying a home. There are zoning laws, utility hookups, soil conditions, and setback requirements that can make or break a build. We've seen it all — and we help you avoid costly mistakes before you sign anything.

Zoning & Land Use

Verify the parcel is zoned for residential construction and check for deed restrictions, HOA covenants, or easements that could limit your build.

Utilities & Access

Confirm water, sewer (or septic feasibility), electricity, and road access. Running utilities to a remote lot can add $20,000–$80,000+ to your budget.

Soil & Drainage

A perc test determines if the soil can support a septic system. Poor drainage or unstable soil can require expensive foundation solutions.
